Step 1: Pre-Design

Step 1

Pre-Design

Bubble Diagraming, Programming, Conceptual sketching, Conceptual schedules, Code research, etc. New Avenue looks to begin the process with learning your vision, your budget, and your schedule.

Step 2: Schematic Design

Step 2

Schematic Design

The first phase of actual designing of the project. We combine these early sketches with deeper code analysis and overlay these concepts with early budget constraints. The basic goal is to establish the size and shape of the building with some basic early plans. We use sketches, models, and inspiration images to help link our mind to your vision.

Step 3: Design Development

Step 3

Design Development

As the name suggests, we push the design into a more realistic frame. The buildings take shape with vetted design concepts, and we start to investigate building materials and finishes. Renderings, plans, and sketches help convey the project status to the project team and allow for feedback from all parties. Also, we kickstart the structural and mechanical systems into the project team and outline a project schedule and project budget.

Step 4: Construction Document

Step 4

Construction Documents

Where the rubber hits the road. This is where we finalize the design of the project and create the documents needed by the building department and by the contractors to prepare final budgets. This is where New Avenue shines. Our experience and multi-disciplined approach allow us to work out problems before they arise in the field. Our philosophy is to assemble the best team for your project and work through as many details while they are still on the page.

Step 5: Build

Step 5

Construction Administration

Construction has started and we are still at your side. We have the construction expertise to help be your eyes in the field. We also work hard to work through any problems that might arise during the construction process to make sure your project stays on schedule and on budget. This also helps our client know that they have a friend in the field that is looking out for their best interests first and foremost. We also report back to you to keep you up-to-date on the project status including photos and our narrative on your dream becoming a reality.
